HM Land Registry (HMLR) has announced changes to its external-facing addresses for business customers, effective from 2 December 2024. A 12-month transitional period will be implemented to allow for system adjustments, during which incorrectly addressed correspondence will be redirected. The New Royal Mail address is HM Land Registry, PO Box 7803, Bilston, WV1 9QN, and the new DX address is HM Land Registry, DX 427301, BILSTON 3. HMLR advises against addressing correspondence to individual staff members and urges businesses to update their systems to use the correct address for applications.

HM Land Registry (HMLR) has announced plans to introduce enhanced digital checks to assist customers in submitting error-free applications, aiming to reduce requisitions and delays. From autumn 2025, simple administrative errors, such as name or title number mistakes, will be flagged for all digital applications submitted through the Digital Registration Service (DRS) and Business Gateway, prompting customers to correct these errors before resubmission. HMLR will further enhance the DRS by introducing additional checks on the data contained in transfer and charge deeds in late 2026. By 2028, this initiative could save customers an estimated 300,000 hours annually. HMLR has also published guidance, detailing a list of digital checks that will be integrated into all software connected to the DRS.

HM Land Registry (HMLR) has announced plans to share data with customers highlighting the percentage of applications containing easily avoidable ‘requisitions’, such as name discrepancies, missing documents, and witness details. This data is expected to be published in Autumn 2025. Across different firms, the percentage of applications with avoidable requisitions ranges from 0% to 24%. HMLR is also enhancing its own processes and systems to assist customers by focusing on raising requisitions only when necessary and automatically validating certain information during the application drafting stage. The objective is to enable registrations to be processed correctly the first time, without requiring additional clarification or supporting information.

HM Land Registry (HMLR) has announced enhancements to its portal, enabling customers to search for and view first registration applications in the View Applications service, provided the Business Unit Variable Direct Debit account key number was included on submission. The portal homepage information panel has also been modified to display pending, live applications with unresolved requisitions. HMLR has outlined further planned changes, including adding text to the panel to clarify the meaning of ‘unresolved’ in relation to outstanding requisitions, changing the View Applications progress status from ‘Saved’ to ‘Draft’, and making improvements to the portal homepage interface.

HM Land Registry (HMLR) has announced that from 26 January 2026 it will introduce a refreshed HM Land Registry portal. The initial changes will include an updated portal homepage and View Applications screen, aligning them with the Digital Registration Service and LLC screens to create greater consistency across the platform. The redesign retains the existing eservices.landregistry.gov.uk URL and forms part of ongoing efforts to improve customer services, drawing on customer feedback and supporting the organisation’s Strategy 2025+. Customers are encouraged to provide further feedback as additional areas of the portal are updated to reflect the new design over the coming months.

HM Land Registry (HMLR) have published a blog post confirming that, apart from applications made solely to change ownership of land or property, customers now need to formally apply to change an address for service as part of their larger application.  It will no longer check across deeds and documents and either assume panel 9 of the e-AP1 is correct or raise a requisition if it finds a discrepancy.

HM Land Registry (HMLR) has published a blog post, highlighting the progress of Viability, a property technology (PropTech) startup that participated in the Geovation Accelerator Programme in 2023. Viability has developed a platform that utilises HMLR data to automate and expedite the assessment of potential housing development sites. Since completing the programme, the company has gained over 100 active users, conducted more than 1,000 viability assessments, and secured over £500,000 in funding.

HM Land Registry (HMLR) has highlighted several services that they have introduced over the past year to assist conveyancers, in acknowledgement of the increased demands and pressures on the conveyancing profession. These services include recruitment and internal training to reflect the sector’s needs, introducing portal enhancements, going Digital by Default, and providing customers with training and guidance to work with the sector.

HM Land Registry (HMLR) has published information on its plan to reduce the number of requisitions sent to conveyancers, and HMLR’s consistency in sending them, after feedback found that this was a high priority for customers. A requisition is raised if HMLR is unable to complete a registration application because the required information is missing or incomplete. To reduce the number of requisitions sent, and the consistency of requisitions, HMLR is increasing caseworker capability through improved training and guidance, developing systems and policies to eliminate errors, and assisting customers in submitting complete and correct applications. HMLR has also developed a Training Hub for customers, Specialist Support Services, and online workshops to avoid requisitions.

HM Land Registry (HMLR) has launched New Builds in Depth, a free 90-minute online workshop for conveyancers, developers and other property professionals who lodge new build applications. The launch session will take place on 7 July 2026. Developed in response to customer feedback and consultation with five focus groups, the session covers issues that conveyancers say commonly create difficulties in new build applications, including: multi-title lodgement, restrictions, plans issues and e-signatures (excluding qualified e-signatures). It also includes a live Q&A with HMLR casework specialists.
