HM Land Registry (HMLR) has updated Practice Guide 21—Using HMLR’s transfer forms for complex and more unusual transactions, form FR1—First registration: application. It has also updated its collection of forms, as well as its login and guidance collection for business e-services customers using the HMLR portal.

HM Land Registry (HMLR) has updated Practice Guide 25— Leases: when to register. Sections 6.1 and 6.2 have been amended to clarify what is meant by an ‘original lease’.

HM Land Registry (HMLR) has updated Practice Guide 67—Evidence of identity. Section 7 has been amended to clarify procedures for re-lodging applications by a different conveyancer, including updated requirements for identity verification and representation details, particularly where the original conveyancer has ceased trading or has been subject to an intervention.

HM Land Registry (HMLR) has updated Practice Guide 76—Charging orders. Section 4 has been updated to clarify that it is unlikely for a Form K restriction to be applied for through HMLR’s Business e-services, as the application must be submitted by or with the consent of the registered proprietor.

HM Land Registry (HMLR) has updated Practice Guide 78—Overseas entities. A new section entitled Dissolution of overseas entities has been added to highlight the complexities that may arise where an overseas entity registered as proprietor is dissolved in its territory of incorporation, including where the entity is subsequently restored. The guidance explains that dissolution may cause a registered title to come to an end and that restoration under foreign law does not automatically reverse this effect under English law.

HM Land Registry (HMLR) has updated Practice Guide 82—Electronic signatures accepted by HM Land Registry. Sections 1 and 8 have been amended to take account of a new Notice having been given under rule 54C of the Land Registration Rules 2003 and the anticipated publication of a new Practice Guide dealing with electronic dispositions under section 91 of the Land Registration Act 2002.
