What is the position where a tenant company is dissolved and there are outstanding service charges due to the landlord? Does the lease vest in the Crown? If so can the landlord take forfeiture action against the Crown and would it have the right to apply for relief from forfeiture? If no action is taken by the Crown, what happens to the lease?

On Dissolution, all property and rights vested in, or held on trust for a company immediately before dissolution are deemed to be bona vacantia and vest in the Crown (or in the Duchy of Lancaster or Duke of Cornwall if the company’s registered office was in Lancaster or Cornwall respectively).
