197. Exceptions to the rule in Rylands v Fletcher.

The following exceptions to the rule in Rylands v Fletcher1 may also be called defences:


    (1)     where the escape of the thing was caused by an act of God2;


    (2)     where the escape was due to the act of a stranger over whose acts the defendant had no control and which was not an act which he ought reasonably to have anticipated and guarded against
