Generally all persons having a direct charge on the equity of redemption1 are necessary parties to foreclosure proceedings2. Thus debenture holders3, or, if there is a debenture trust deed, the trustees4, are necessary parties to foreclosure by a prior mortgagee. Where there are numerous persons having the same interest, one or more of them may represent them all5. A judgment creditor of the mortgagor must be joined if he has obtained an order charging the judgment debt on the land affected
