749.     Mortgagee's expenditure incurred in making profits.

Where a mortgagee has to account for profits, he is allowed all expenditure necessary for obtaining them1. If by the terms of the mortgage deed this expenditure is authorised and the mortgagor has covenanted to pay it, it may, in case of deficiency, be charged against the property2 or allowed out of the proceeds of sale3.
