The mortgagee is entitled to charge the expenses of any actual1 or attempted2 sale. In taking the accounts the mortgagor may be allowed credit for loss on realisation due to the mortgagee's negligence3, but acceptance of a cheque for the deposit which is dishonoured is not negligence so as to deprive the mortgagee of his right to the expenses
