Expenses of maintenance and improvement of the mortgaged property incurred by the mortgagee1, such as caretaker's wages2, expenses of necessary repairs3, and of permanent improvements properly undertaken4, and payments to agricultural tenants5, are allowed to be added to his security. Expenses of repairs are allowed as just allowances without express mention in the order for redemption6, but repairs done without the mortgagee's written authority by a receiver7 appointed by him under his statutory power8 cannot be included in his account9.
