The lessee usually expressly covenants to pay all rates, taxes and other assessments1, and in the absence of an express covenant an undertaking to pay rates and taxes may be inferred from words in the reddendum importing payment of rent clear of all taxes etc. Usually the covenant is worded so as to include all assessments that may be imposed in the future2.
