Subject to the provisions of the Landlord and Tenant Act 1954 as to initial repairs1, and subject to the operation (as regards the fixing of a fair rent2 and otherwise) of the Rent Act 1977, the amount of the rent payable under a regulated tenancy arising by virtue of the protection afforded by the Landlord and Tenant Act 1954 to long tenancies at low rents3 is such amount as may be agreed between the landlord4 and the tenant5 (or, in default of agreement, the same amount as the rent last payable under the long tenancy)6.
