As from a day to be appointed1, a fixed-term secure tenancy2 of a dwelling house3 in England4 cannot be brought to an end by the landlord5 except by6:
(1) obtaining an order of the court for the possession of the dwelling house7, and obtaining the execution of the order8; or
(2) obtaining9 a demotion order10.
Otherwise, a secure tenancy11 which is either a weekly or other periodic tenancy12, or a tenancy for a term certain13 but subject to termination by the landlord14, cannot be brought to an end by the landlord except as mentioned in heads (a) to (c) below15,
