501. Restriction on termination of residential tenancy for failure to pay service charge.

A landlord1 may not, in relation to premises let as a dwelling2, exercise a right of re-entry or forfeiture3 for failure by a tenant4 to pay a service charge5 or administration charge6, unless:


    (1)     it is finally determined by, or on appeal from, the appropriate tribunal7 or by a court, or by an arbitral tribunal
