Where a protected tenancy1 which is a regulated tenancy2 is granted, continued or renewed, any requirement (a 'prohibited requirement') that rent is to be payable before the beginning of the rental period3 in respect of which it is payable, or earlier than six months before the end of that period, if that period is more than six months, is void; this applies whether the requirement is imposed as a condition of the grant, renewal or continuance of the tenancy or under the terms of it4. Any person who purports to impose any prohibited requirement is liable on summary conviction
