As regards rights of way, a conveyance1 must include:
(1) such provisions, if any, as the tenant2 may require for the purpose of securing to him rights of way over property not conveyed, so far as the landlord3 is capable of granting them, being rights of way which are necessary for the reasonable enjoyment of the house4 and premises5, as they have been enjoyed during the tenancy6 and in accordance with its provisions; and
(2) such provisions, if any, as the landlord may require for the purpose of making the property conveyed subject to rights of way necessary for
