Protected shorthold tenancies were introduced by the Housing Act 19801 (along with the old-style form of the assured tenancy) and phased out under the provisions of the Housing Act 1988 and replaced with assured shorthold tenancies2. A protected shorthold tenancy had the normal incidents of a protected tenancy in that the rent was subject to registration3, the restrictions on premiums4 applied and after the determination of the contractual term the tenant became and remained a statutory tenant if and so long as he occupied the house as his residence5.
