502. New tenancies; forfeiture limited to part only of demised premises.

In relation to tenancies granted on or after 1 January 19961, where:


    (1)     as a result of one or more assignments2, a person is the tenant3 of part only of the premises demised by a tenancy4; and


    (2)     under a proviso or stipulation in the tenancy, there is a right of re-entry or forfeiture for a breach of a tenant covenant of the tenancy
