1085. New secure tenancies in England granted for fixed term only.

As from a day to be appointed, the following provisions have effect1.

A person may grant a secure tenancy2 of a dwelling house3 in England4 only if it is a tenancy for a fixed term5, that is:


    (1)     at least two years6; and


    (2)     no longer than the permitted maximum length7.

The permitted maximum length is ten years8 unless the person granting the tenancy has been notified in writing that a child aged under nine9 will live in the dwelling house, in which case the permitted maximum length is the period10:
