The policy underlying Part I of the Housing Act 19881 is to phase out tenancies that have Rent Act protection and to introduce assured and assured shorthold tenancies for lettings by private landlords. Accordingly, and with certain exceptions and save for certain transitional cases2, private sector tenancies of dwelling houses entered into on or after 15 January 19893 are either assured tenancies or assured shorthold tenancies4 under the Housing Act 1988 and cannot be protected tenancies5 or become statutory tenancies6 under Part I of the Rent Act 19777.
