1282. Mortgagee in possession of landlord's interest.

Where a landlord's1 interest is subject to a mortgage2 and the mortgagee is in possession, all such proceedings arising out of a person's notice of his desire to have the freehold or an extended lease3 as would otherwise be taken by or in relation to the landlord, must4, as regards his interest, be conducted by and through the mortgagee as if he were the landlord.
