In relation to controlled tenancies which were converted into regulated tenancies by statute1, certain provisions of the Rent Act 1977 are modified as follows2:
(1) in relation to any rental period3 beginning after the conversion4, the provisions as to the rent limit during statutory periods5 have effect as if references therein to the last contractual period were references to the last rental period beginning before the conversion6;
(2) the exclusion from protection of tenancies at a low rent7 does not apply to the converted tenancy after the conversion8;
(3) the provisions relating to the determination of a fair rent9
