491. Methods of determination.

A lease may be determined only in one of certain recognised ways, that is to say:

  1.  

    (1)     by effluxion of time (in the case of a fixed term)1;

  2.  

    (2)     by notice to quit (in the case of a periodic tenancy)2;

  3.  

    (3)     by exercise of an option to determine3;

  4.  

    (4)     by operation of a condition subsequent4;

  5.  

    (5)     by forfeiture5;

  6.  

    (6)     by surrender6;

  7.  

    (7)     by merger7;

  8.  

    (8)     by disclaimer8;

  9.  

    (9)     by application to the County Court in the case of derelict land9;

  10.  

    (10)     (as from a day to be appointed) by a private landlord in England giving a tenant a notice
