1291. Meaning of 'the reversioner'.

'The reversioner' is:


    (1)     if any person has a tenancy1 of the house2 carrying an expectation of possession of 30 years or more, that person or, if there is more than one, that one of them to whose tenancy the other tenancies are superior;


    (2)     if there is no such tenancy, the estate owner in respect of the fee simple of the house3.

For these purposes, the expectation of possession carried by a tenancy is the expectation which it carries at the relevant time4 of possession after the tenancy in possession5 on the basis that:


    (a)     the tenancy in possession
