Since 15 January 1989, a tenant's right to a statutory tenancy under the Rent Act 1977 on the end of a long residential tenancy is being phased out1. Instead, such tenants may be entitled to an assured tenancy under provisions of the Local Government and Housing Act 1989, 2which confer security of tenure on certain tenants under long tenancies and, in particular, to establish assured periodic tenancies when those long tenancies come to an end3. The provisions apply4 to a tenancy of a dwelling house which is:
(1) a long tenancy at a low rent5; and
(2) entered into
