If a lease granted on or after 15 January 1989 for a term of less than seven years and to which these provisions apply1, other than a lease entered into pursuant to a contract made before that date2, is a lease of a dwelling house3 which forms part only of a building, the implied covenant to repair4 has effect as if:
(1) the reference5 to the dwelling house included a reference to any part of the building in which the lessor has an estate or interest6; and
