There are currently two principal and separate codes of protection1 afforded to tenants of privately-owned dwelling houses. In general, the Rent Act 1977, which has been amended in many important respects by the Housing Act 1980 and the Housing Act 1988, applies to tenancies entered into before 15 January 1989 and the Housing Act 1988 applies to tenancies entered into on or after that date2. Provisions concerning unlawful eviction and harassment of residential occupiers and the duration and content of notices to quit dwelling houses are contained in the Protection from Eviction Act 1977 as subsequently amended3.
