96. Leases for term exceeding three years.

Except for:


    (1)     leases for a term of three years or less1;


    (2)     flexible tenancies2;


    (3)     assured tenancies3 of dwelling houses in England4 that are granted by private registered providers5 of social housing and are not long tenancies6 or shared ownership leases7,

all leases of land8, or of any interest in land, must be made by deed; otherwise they are void for the purpose of conveying or creating a legal estate
