347. Landlord's remedies for breach; in general.

The landlord's remedies for breach by the tenant of his repairing covenant are:

  1.  

    (1)     forfeiture1; and/or

  2.  

    (2)     a claim for damages2; or

  3.  

    (3)     entry to carry out the repairs and recovery of the cost of doing so if the terms of the lease so provide
