Every landlord1 must ensure that there is maintained in a safe condition:
(1) any relevant gas fitting2; and
(2) any flue3 which serves any relevant gas fitting,
so as to prevent the risk of injury to any person in lawful occupation of relevant premises4. Without prejudice to this general duty, a landlord also has specific duties with regard to safety checks and records5, and the installation of certain gas fittings in rooms occupied or intended to be occupied as sleeping accommodation
