Where a landlord's notice proposing an assured tenancy1 has been served on the tenant2, the tenant may, within the period of two months beginning on the date of service of the notice, serve on the landlord3 a notice in the prescribed form4 (a 'tenant's notice') proposing either or both of the following5, that is to say:
(1) a rent for the assured periodic tenancy6 different from that proposed in the landlord's notice7; and
(2) terms of the tenancy different from those specified in the landlord's notice8.
If a tenant's notice is not so served, then with effect from the date
