1288. Entitlement of subtenants to claim enfranchisement or extension of lease.

The statutory provisions relating to enfranchisement and extension by subtenants1 have effect2 where a person gives notices of his desire to have the freehold or an extended lease of a house3 and premises4, and either he does so in respect of a subtenancy or there is a tenancy5 reversionary on his tenancy. However, any such notice given in respect of a tenancy granted by way of sub-demise out of a superior tenancy other than a long tenancy6 at a low rent7 is of no effect if the grant was made in breach of the terms of the superior tenancy
