If the tenant is evicted by some person other than his landlord or a person claiming under title paramount, he remains liable for the rent during the period of his eviction. Thus, he remains liable if he is expelled by a trespasser or by enemy occupation1, or if the Crown requisitions the premises in pursuance of statutory powers or in the exercise of the prerogative in time of war2, or if part of the premises is demolished by a local authority as a dangerous structure
