If the landlord1 has begun proceedings for the possession of a dwelling house2 let under a demoted tenancy3, and:
(1) the demotion period ends4; or
(2) any of the circumstances in which a tenancy ceases to be a demoted tenancy before the end of the demotion period applies5,
then, if head (2) above applies6, the tenancy ceases to be a demoted tenancy, but the landlord (or the new landlord, as the case may be) may continue the proceedings
