If the appropriate tribunal1 decides that there is a dispute as to the rent2 under the assured periodic tenancy3, the tribunal must determine the monthly rent at which4 the tribunal considers that the dwelling house5 might reasonably be expected to be let6 in the open market by a willing landlord7 under an assured tenancy8 (not being an assured shorthold tenancy)9:
(1) which is a monthly periodic tenancy10;
(2) which begins on the day following the date of termination
