If, in relation to an assured tenancy1:
(1) the landlord2 is a non-profit registered provider of social housing3;
(2) the landlord is a profit-making registered provider of social housing, and the dwelling house4 let on the tenancy5 is social housing within the meaning of the Housing and Regeneration Act 2008, 6or the landlord is a registered social landlord7,
the landlord may apply to the County Court for a demotion order8. A demotion order has the following effect:
(a) the assured tenancy is terminated with effect from the date specified in the order9;
