Where a person gives notice of his desire1 to have an extended lease of a house2 and premises3, then, unless the notice lapses under any statutory provision4 excluding his liability5, there must be borne by him, so far as they are incurred in pursuance of the notice, the reasonable costs of or incidental to the following matters:
(1) any investigation by the landlord6 of that person's right to an extended lease;
