(1) under which a dwelling house2 was, on 15 January 19893, let as a separate dwelling4; and
(2) which, immediately before 15 January 1989, was an assured tenancy under the provisions of the Housing Act 1980,5
became on that date an assured tenancy6 for the purposes of the Housing Act 19887. In any case where:
(a) immediately before 15 January 1989, the landlord8 under a tenancy was a fully mutual housing association9; and
(b) the tenancy became an assured tenancy10,
then, so long as that association remains, the landlord under that tenancy, and under any statutory periodic tenancy11 which
