As from 1 April 20121, the following provisions have effect.
In the following circumstances, namely, if2:
(1) the statutory provisions relating to demoted assured shorthold tenancies3 apply to an assured shorthold tenancy of a dwelling house4 in England5 ('the demoted tenancy')6;
(2) the landlord7 is a private registered provider of social housing8;
(3) the demoted tenancy was created by an order9 that was made after 1 April 201210;
(4) the assured tenancy that was terminated by that order was an assured shorthold tenancy that, whether or not it was a fixed term tenancy
