It is a term1 of every secure tenancy2 that the tenant3 may, with the written consent of the landlord4, assign the tenancy to5:
(1) another secure tenant who satisfies the condition6 that he has the written consent of his landlord to an assignment of his tenancy either to the first-mentioned tenant or to another secure tenant who satisfies this condition7; or
(2) an assured tenant who satisfies the specified conditions8, which are:
(a) that the landlord under his assured tenancy9 is the Regulator of Social Housing10, a private registered provider of social housing11, a registered social landlord12 or a
