139. Unregistered land.

Investigation of title to unregistered land comprises:

    (1)     an examination of the documents supplied in the abstract or epitome1 to check that:

      (a)     the root document is as provided for by the contract or, if none is specified, complies with the Law of Property Act 19252; the root document will usually be specified by special condition of the contract; once contracts have been exchanged it is too late to object to the date or nature of the deed being offered as a root of title; if the wrong document has been supplied, the buyer is entitled to insist on
