The owner of the land is entitled to possession of the title deeds1, therefore on completion the seller must hand over all those documents of title which are in his possession which relate exclusively to the property sold, and in the absence of any condition to the contrary he must bear the cost of obtaining them if they are not in his possession2. However, where the seller retains part of the land to which any documents of title relate, he is entitled to retain such documents
