The provision on statutory commencements of title1 does not appear to apply to a contract for a sub-sale. The buyer of unregistered land will require his immediate seller to deduce title to him as if this provision did apply to the transaction, otherwise the buyer will not be sure of acquiring a good title, but the seller, until he completes his own purchase, may not be in a position to deduce such a title to the buyer. The requirements for deduction of title on a sub-sale must be specifically dealt with by a special condition in the contract because
