192. Rights against third persons.

Until the contract is completed1 by transfer of the legal estate to the buyer, the seller continues to be entitled to enforce any rights in respect of the property which depend on the possession of the legal estate2. Subject to actual completion, the buyer's interest ranks as against third persons like any other equitable interest, and is subject to equities prior in date and, subject to any requirement for registration3, has priority over subsequent equitable and legal interests, except a legal interest taken for value and without notice of the contract
