(1) an examination of the official copies1 of the title supplied by the seller (including a copy of the lease where the title is leasehold and documents which are referred to on the register and evidence relating to matters as to which the register is not conclusive)2;
(2) checking for evidence of overriding interests as these are not entered on the register but are binding on the buyer irrespective of notice; and
