After a decree of specific performance has been granted the contract remains in existence but its performance is controlled by the court. If the seller fails to comply with the order the buyer may apply to the court for an order vesting the property in him or for the appointment of a person to transfer the property to the buyer. If the buyer is in default, the seller may apply for an order rescinding the contract and forfeiting the deposit together with an award of damages for breach of contract or damages in lieu of specific performance
