The construction of a new building will normally require both express planning permission1 and building regulation consent2.
Copies of the relevant documents should be supplied to the buyer's solicitor prior to exchange of contracts and should be checked by the client or his surveyor to ensure (as far as possible) that the erection of the building complies with the permissions and with any restrictions or conditions attached to them.
