A tenant who assigns the lease is released from the tenant covenants of the tenancy and ceases to be entitled to the benefit of the landlord covenants of the tenancy as from the assignment1. The release is only from future observance of the covenants; and the tenant's guarantor is also released to the same extent2. Where the lease contains an obligation that the outgoing tenant's guarantor must enter into an authorised guarantee agreement3 to guarantee the assignee's liability, such a provision has been held to be void
