A local land charges search is made for every transaction on the relevant form1. If the form is submitted to the local authority by post it must be sent in duplicate together with a plan if the property cannot be sufficiently identified from its postal address. Many solicitors will make this search through an electronic search provider. A fee, which varies from authority to authority is payable for the search. There is a statutory right to carry out this search by a personal search of the register2 but this should generally only be done where time does not permit
