An electronic discharge (ED) is an electronic message from a lender authorising the discharge of a registered charge1. The ED system enables mortgage lenders to discharge mortgages electronically using a direct link to the Land Registry's computer system2. It may only be used for a discharge of the whole of the land charged. Lenders will inform the solicitor in their redemption statement if they belong to the scheme.
