264. Effect of completion.

As regards registered land, the legal title does not pass until the buyer has become registered as proprietor of the land1. As regards unregistered land, title in the property passes to the buyer on completion2.

On completion the contract merges with the purchase deed in so far as the contract and purchase deed cover the same ground; thus after completion it is not possible to bring an action which arises out of one of the terms of the contract unless that provision has been expressly left extant by a term of the contract itself. For this reason it is common
