The epitome must specify which documents will be handed to the buyer on completion and which will be retained by the seller1. The buyer is entitled on completion to take the originals or marked abstracts or marked copies of all the documents within the title except those which relate to an interest in the land which is retained by the seller, for example on a sale of part the seller will retain the title deeds in order to be able to prove his ownership of the land retained by him
